Engineering Longevity: The Buckinghamshire Case Study

For Mr. Day’s property in Buckinghamshire, the goal was to create a seamless extension of the indoor living area that offered both high-end aesthetics and total privacy. The project required a full turnkey service—from the initial structural survey to the final bolt-down by our Sheffield installation team.

• Steel Trimmer Joists vs. Timber: A defining feature of our balcony builds is the use of all-steel trimmer joists. While many installers use timber joists to save on costs, timber is prone to rot, warping, and "bouncing" over time. Our steel sub-frame ensures a perfectly level, rigid, and permanent foundation for the composite decking- its also specified by NHBC contractors on account of fire risk. 

• Frosted Privacy Screening: To ensure the balcony remained a secluded retreat, we installed raised frosted glass privacy screens. These allow light to permeate the space while providing an effective visual barrier from neighboring properties.

• Bespoke Personalization: At the client's request, we incorporated the name "DAY" into the structural steel fascia. This laser-cut detail demonstrates the flexibility of our Sheffield manufacturing facility and adds a unique, identity to the home.

Technical Expert Insight: Navigating Planning Permission & Privacy Requirements

In many residential areas like Buckinghamshire, obtaining planning permission for a walkout balcony often hinges on "Overlooking" concerns from local authorities. A standard requirement to mitigate this is the installation of privacy screens, typically specified at a height of 1.8 metres from the finished floor level. For Mr. Day’s project, we integrated frosted (obscured) toughened glass into the structural framework. This specific height and finish are usually the "magic numbers" required to satisfy planning officers, as they prevent a direct line of sight into neighboring windows or gardens while still allowing ambient light to pass through. By designing these screens as an integral part of the steel structure rather than an afterthought, we ensure the balcony remains fully compliant with local planning conditions without compromising the overall architectural aesthetic.
