Solving Complex Site Constraints

Faye’s property presented two significant challenges: a non-rectangular driveway shape and strict planning requirements regarding overlooking neighbors.

• Tapered Engineering: Unlike generic kit-form balconies, our Sheffield workshop manufactured a custom 5m x 2.5m steel balcony frame that tapers specifically to follow the driveway line, ensuring no wasted space and a seamless architectural fit.

• Integrated Privacy Screening: To secure planning approval, we designed a raised 1800mm glass balustrade featuring frosted (sandblasted) 10mm glass. This provides a total visual barrier on the sensitive elevations while allowing natural light to flood the balcony floor. Handrails were maintained at 1100mm high to meet the requirements of BS6180 building regulations. 

• Steel Joist System: Following our core design principle, we used a full steel joist sub-frame. This eliminates the rot and bounce associated with timber joists, providing Faye with a "solid as a rock" feel underfoot.

In Surrey, where many properties are elevated or exposed, installing 1800mm high glass privacy screens introduces significant "sail area."] The wind pressure on a screen this high is vastly greater than on a standard 1100mm balustrade.
