Scope: Design, manufacture, and professional installation of a minimalist safety barrier for an elevated tiled patio.

Maximizing View and Square Footage

The primary objective for this Surrey residence was to secure an elevated patio without the visual "clutter" of posts or the floor-space intrusion of a base channel. Mike required a solution that felt invisible from the house while remaining robust enough for family use.

• Satin-Polished Face-Fixings: We utilized side-mounted structural glass clamps, finished in a high-grade satin polish. These allow the glass to sit slightly offset against the outer face of the patio wall, allowing for a tile overhang. 

• Preserving the Patio Surface: Because the system is "Face-Fixed," we avoided drilling into the client's new tiles. This prevents potential cracking of expensive finishes and ensures every inch of the patio surface remains useable.

• Toughened & Laminated Safety Glass: For frameless systems, we utilize a specific laminate interlayer. In the unlikely event of a glass breakage, the panel remains upright and structural, providing an essential layer of safety for elevated drops as required by building regs BS6180.

Technical Expert Insight: The Engineering of Face-Fixed Structural Glass

A common concern with frameless glass is "deflection" (the slight movement of the glass when leaned upon). For the Banstead project, we engineered a Side-Fixed System 7 using offset structural stand-offs. Unlike base-channel systems that sit on top of the slab, face-fixing into the primary brickwork or concrete of the patio edge provides a much deeper anchor point. By using M12 chemical anchors set into the structural masonry, we ensure that the leverage is absorbed by the building’s core. This results in a rock-solid, "float-effect" balustrade that exceeds the 0.74kN/m residential loading requirements without the need for a bulky handrail.
